You, Yourself, the Party Leader and the Party, herein after shall mean the guest(s) requesting the services of Arjuza and its Owners.
‘Us’, ‘our’, ‘the owners of Arjuza’, ‘Arjuza’ and ‘the farmhouse’, ‘We’, herein after shall mean the farmhouse owners, jointly and separately.
Children are defined as being under the age of 12 years.

The following Terms & Conditions constitute the Agreement between Yourself and Us, the owners of Arjuza. By using, viewing, caching, and/or otherwise using this website, including the services or functions offered hereon and/or the contents and information on this website, you are hereby agreeing to each and all of the terms and conditions of use set forth below without revision or modification, and waive any right to claim ambiguity or error on this Agreement.

It is important to remind all users of this website, that there may be amendments, revisions or updating of the terms and conditions of this Agreement at any time and without prior notice to you, and your continued use of the website shall be conditioned upon the terms and conditions in force at the time of your use. Users of this website are reminded that website usage following the posting of changes, updating or amendments to this Agreement from to time shall imply that such changes or amendments are accepted by you.

In this regard, users are recommended to carefully review the terms and conditions of this Agreement each time you use this website.

Prices, Booking & Payment Terms

All Prices quoted on this website are in EURO. You must book in accordance with the booking information provided to you by one of our representatives, or on this website. The information and requirements contained in our booking vouchers and on our website, form part of your contract. If we have given you a quotation for booking the farmhouse or service featured on our website, please note that such a quotation does not constitute a binding contract between us and shall not be confirmed until you pay your deposit and a booking voucher is issued by us. Therefore, if you have received a quotation from us, you are required to ensure that the description relating to the booking of the farmhouse and/or service in question meets your expectations prior to paying your deposit. After paying your deposit (if applicable) we will remind you when full payment is due and it is your responsibility to settle this balance when due. Failure to pay the full balance/cost of due to the booking of the farmhouse and/or service when due may result in our treating the booking as cancelled by you and cancellation charges may be applied as set out in Clause 6 below.

The following table sets out the Payment Terms for the booking of Arjuza Farmhouse.

Kindly note that prices quoted do not include the Environmental Contribution.


We strive to offer the best possible service, however, We shall not be responsible for any injury, illness, death, loss, loss of enjoyment, damage, expense, cost or other sum or claim of any description whatsoever which results from any of the following:

a) The fault of the person(s) affected or any member(s) of their party or,

b) The fault of a third party not connected with the provision of your booking which we could not have predicted or avoided,

c) ‘Force majeure’ – in these booking terms and conditions ‘force majeure’ shall mean any event which we, the property owners or other supplier(s) of the service(s) in question could not, even with all due care and diligence, foresee or avoid. Such events may include, but are not limited to; adverse weather conditions, water restrictions, war, threat of war, civil strife, industrial action, natural or nuclear disaster, fire, epidemics, terrorism, Acts of God, closure of ports, governmental action and all other events outside our/their control. We and other service providers cannot accept liability or pay any compensation where the performance or prompt performance of our respective contractual obligations is prevented or affected by, or you otherwise suffer any damage or loss as a result of ‘force majeure’.

d) A full list of all passenger names and ages must be provided at the time of booking. Any special requirements should be disclosed. In the event that any details are not communicated to Us in good time, We shall not be liable in case that any requirements are not met to your full satisfaction.

e) At any time during your stay at the farmhouse, you are expected to take care of any children accompanying you during your holiday. In this regard, it is your responsibility as to not to leave children unattended at any time in any part of the farmhouse, including but not limited to the pool & garden areas, balconies, roof, terrace areas, courtyard, baths, showers, kitchen etc. Any accidents, damages caused as a result of children being left unattended shall not in any case be the responsibility of the Owners of Arjuza.


Arjuza offers 24/7 CCTV cameras for your own security, however, this should not be considered as exonerating you from undertaking the necessary insurance cover. You are recommended to take out adequate insurance cover before travelling to Malta. It is your responsibility to ensure that the purchased insurance cover is adequate for your particular needs and you should be covered for accidental damage to the property as well as personal liability for yourself and for all travelers in your party. Arjuza or its owners shall not be held responsible for any claims arising during your holiday in the Maltese Islands and the Owners reserve the right to request proof of your insurance at any time. Failure to show adequate insurance documents shall entitle Us to terminate your booking/stay (which shall be at our sole discretion).

Upon your arrival at the farmhouse it is your responsibility to check the contents. An inventory is available at the farmhouse. If at check in time you discover that anything is missing or damaged then this must be reported IMMEDIATELY to us, the owners, otherwise it will be presumed that the damage/loss was caused by you.

The Owners of Arjuza reserve the right to pursue you for any such costs and a charge may be made to your credit/debit card for the value of repair or replacement or, where you may have been requested to provide a refundable security deposit and/or breakage deposit, the value of the repair or replacement shall be deducted accordingly.

Your Behaviour

If you or any member of your party behave in such a way as to cause or be likely to cause danger, upset or distress to any third party or damage to the farmhouse, the Owners are entitled, without prior notice, to terminate your booking at the property prior to its expiry. In such event, the whole group will be required to vacate the farmhouse without any further responsibility from our end to the whole group/party. The group/party, on an individual and/or collective basis, shall not be entitled to any refunds nor to an alternative accommodation.

The group/party is expected to leave the farmhouse as clean as at the time of arrival. Prior to your departure, the Owners or any other contact person appointed by Usmay conduct an inspection of the farmhouse in your presence. In the event that you do not allow this and any damage, breakages, losses, etc. are found after your departure, it will be presumed that these have been caused by you and you will be required to pay for any such damage, breakages, losses etc. as described in Clause 3 above.


Under no circumstances may pets be accommodated at Arjuza unless specifically requested and authorised by Us.

Cancellation Policy

Should you or any other member of your party need to cancel your booking, cancellation charges will be levied and will be payable as detailed below. Please note, cancellations can only be accepted from the party leader, in writing and sent to our office by email. The cancellation charge is calculated from the date and time we receive written notification and is applicable as follows:

Less than 7 days 100%

Any requests for cancellations must be received in writing by email sent on the following email address: [email protected] between Monday to Friday from 09.00hrs to 16.30hrs (CET) and Saturday from 09.00hrs to 12.00hrs (CET). Any requests for cancellations that are received on Saturday after 12.00hrs (CET), or all day on Sundays will be deemed not to have been received by Arjuzauntil the next working day.

Changes or Modification in Booking Policy

Should you or any other member of your party need to change or modify the dates or number of persons relating to the booking, you may do so subject to availability.

We would like to assist our guests as much as possible, however in the event that the change required includes a change in price especially if the change in date falls into a higher pricing season or an increase in the number of persons booked, you and/or your party are requested to pay any difference in the resulting price.

Kindly note that in order to accommodate you as much as possible, we would need to know of the changes as early as possible.Please note, changes may only be accepted from the party leader, in writing by email sent on the following email address: [email protected] between Monday to Friday from 09.00hrs to 16.30hrs (CET) and Saturday from 09.00hrs to 12.00hrs (CET). Any requests for cancellations that are received on Saturday after 12.00hrs (CET), or all day on Sundays will be deemed not to have been received by Arjuza until the next working day.

Travel Documents

You are responsible for your own and your party’s passports, insurance documents, or Entry Visa To Malta if this is required by law.


If any provision of this Agreement is held to be invalid or void for any purpose, the said provision only shall for that purpose be deemed to be omitted from this Agreement. Such omission shall not affect or prejudice the validity, effectiveness or enforceability of the rest of the provisions of this Agreement.

Applicable Law & Jurisdiction

This is a Maltese website and is subject to the Laws of the Republic Of Malta, and all disputes are subject to the exclusive jurisdiction of the Courts of Justice Of Malta.
